With a change of seasons
comes a change in the direction of Tamarack
Resort. On October 17th The Fourth District Court,
in what is known as a receivership proceeding, ordered
the management company of Douglas Wilson to step in and
take over operations to start preparations for winter
and to take over possession of Tamarack Resort LLC
properties. It is their primary goal to protect the
assets of the resort. Douglas Wilson will start by
winterizing Village Plaza and preparing the golf course
for winter. Since taking over the operations,
Douglas Wilson, working together with Tamarack Resort
LLC, has put 30 laid off employees of Tamarack Resort
LLC back to work. No TMA employees have been
affected by recent events. A job fair was held in
October to line employees up for winter employment.
Mountain Operations is planning for a December
12th opening with snow making planned to start up as
soon as Mother Nature supplies the necessary lower
temperatures.
On October 29th the
court issued a decision granting the Receiver's Motion
for Authorization to issue a Receiver's Certificate, in
essence a loan for 10 million dollars. This loan, backed
by Credit Suisse, will keep the resort operating into
the winter. The budget will be reviewed every 90
days by the court. On October 9th TMA attorney
Steve Lord filed TMA's claim to the court that puts the
TMA in a position to collect assessments on the property
of Tamarack Resort LLC for the next quarters. When
the budget was released it showed a line item of
$300,000 dollars that is proposed to cover TMA
assessments on Tamarack Resort LLC properties moving
forward. The TMA is represented by its own counsel
in the court proceedings.
September and
October have been busy months completing repairs in all
neighborhoods and also meeting with snow removal
contractors that are interested in offering services
across the resort. Ben Roberts our TMA Project
Manager has been doing a fantastic job developing the
individual "scopes of work" for all neighborhoods.
Once the contractors have a good understanding of what
our requirements are he will then work to develop
contracts that will be reviewed for final approval.
November and December are sure to be
exciting months so plan your vacations soon as resort
lodging is filling up fast.

Winter Preparation List for Estate
Homes
With winter quickly approaching we wanted to
communicate some easy but effective checklist items that
need to be completed prior to winter in order to protect
your home. This list should be used as a guide and
is not limited to specific items that may need to be
completed for each individual home.
- Irrigation systems winterized and blown-out
- Heat trace and gutter heat trace installed and
turned on
- Gutters cleaned out and free of debris
- Foundation drains and ground drains cleared and
free of debris
- Vents closed
- Indoor Thermostats set at 60 degrees or higher
- Patio furniture moved indoors
- Hoses removed from bibs
- New filters installed to help with efficiencies in
heating
- Snow Removal scheduled and contracted
- Utilities located and marked
- Propane tanks marked and accessible for snow
removal
- Vehicles parked clear of any plowing areas

Snow Removal Program -
Townhomes
We would like to keep you updated and informed on
the upcoming Snow Removal Program for the Golden Bar and
Clearwater Townhomes. We are currently evaluating
bids and proposals from various contractors who are
interested in providing snow removal for the townhome
roofs.
The contract term for these
services will be from November 15th 2008 until April
15th 2009. Contractors will be called on an as
needed basis under the discretion and direction of the
TMA staff. It is estimated that the TMA will
require snow and ice removal from each unit 12 to 14
times throughout the five month period.
Contractors will be required to use rope and harness
systems and to comply with all OSHA guidelines.
When removing snow from pedestrian areas, contractors
will be required to provide ground spotters at all
times. Contractors will be directed to leave an
ice layer of 4 inches to avoid any damage to shingles
and cleats. Each unit will require its own removal
services depending on the individual floor plan and the
identified problem areas. In order to have
seamless communication between the TMA and the
contractor, the contractor will be required to attend
weekly walkthroughs with the TMA project manager, in
order to recognize and identify any new or existing
problems.
We feel that this snow removal
plan will be very effective in attaining the goal to
minimize ice damming and to lessen the damages that
could occur to the townhomes without this snow removal
program. This roof snow removal program will be
discussed in detail and we will address your concerns at
our next Town Hall meeting November 14th. If you have

Employee Profile - Mike
JimenezWe would like to recognize Mike
Jimenez and his team in this month's newsletter.
Mike and the security team have done a tremendous job
this year in improving the overall security at the
resort.
The security team has
focused on two key areas that have taken service and
safety to the next level. One area that has been
identified is the key card system "Timelox". The Timelox
card entry system is now due for maintenance. Mike
and his team are in the process of changing the system
ID's on all of the doors at the resort which will give
us even tighter security and allow us to monitor the
system more efficiently. This will mean more
security for homeowners who have the Timelox hardware on
their homes. The other program that we have
implemented is systematic routine walking patrols for
all homes. Previously there was not an established
routine for the security staff. Mike has
established a night and day activity log that requires
the security staff to patrol the resort neighborhoods
several times during the night and day. Mike
reviews the security log sheets on a daily basis to
ensure that they are providing professional and
consistent patrols throughout the day and night.
Security patrols are not only completed by vehicle but
also by foot and ATV in order to provide tighter
security coverage. The foot patrols are important
so that the staff is visible to homeowners, guests and
employees.
Due to the hard work and
diligent effort the security team has improved the
overall safety and service at the resort. Please
